What do buyers and sellers actually comment on a listing?
A walkthrough reel of a three-bed with a renovated kitchen does not get thoughtful questions. It gets "price?", "where is this", "still available?", "HOA?", "what are the taxes" and a lot of people tagging their partner with "this is the one". Under a market update you get "what's my house worth" and "are rates coming down". Each of those is a buyer or seller raising a hand, and most agents answer them hours later, after the showing they were at, if they answer at all.
The comment thread is also public, which matters. You cannot post a seller's motivation or a buyer's budget under a reel, so the real conversation has to move into the DMs anyway. Automation just moves it there while the person is still looking at the house.
Which automations should a real estate agent build first?
Start with the four below. Between them they cover active listings, seller leads, first-time buyers and open house traffic, which is where most agent accounts get their DMs.

Sent you the full details and showing times, check your DMs.

Thanks for asking about 41 Alder Lane. Here are the photos, floor plan, list price and HOA dues: [listing link] Open house is Saturday 1 to 3pm. Want a private showing instead? Reply with two times that work and I'll confirm.
Follow up
Did the floor plan answer your questions? If you're comparing a few homes, reply SIMILAR and I'll send you three more in the same price range.

Sending you the home value form now.

Happy to run the numbers on your place. This short form takes about two minutes: [valuation form link] I'll send back a comparative market analysis based on recent sales nearby, not an automated estimate.

Just checking the form came through. If you'd rather talk it over, here's my calendar for a 15-minute call: [booking link]

Guide is on its way to your inbox.

Here's my first-time buyer guide: pre-approval, earnest money, inspections and closing costs, explained in order. What's the best email to send it to? I'll add my monthly list of new listings too, and you can unsubscribe any time.

Got the guide? Most buyers I work with start with a lender call. Reply LENDER and I'll send you two I trust.

You're on the list for Sunday's open house at 18 Birch Court, 12 to 2pm. Address and parking notes: [link] If you can't make it, reply SHOWING and we'll find another time.
How do you set it up on a listing account?
- 1
Connect your professional account
Log in with Instagram through Meta's official flow. Setup takes about four minutes, and ReplyRep never asks for your password. If you post under your brokerage's account, the account owner connects it.
- 2
Add a keyword to the listing before it goes live
You can automate a post before you publish it, so the first comment on the walkthrough already gets the details. Put the keyword in the caption: "Comment TOUR for the floor plan and showing times."
- 3
Write the DM with what a buyer needs to decide
Price, beds and baths, HOA, open house times and one clear next step. Put the listing link in the DM instead of telling people to check your bio.
- 4
Capture the email and send it to your CRM
Turn on the email collector for the buyer guide. Addresses export as CSV or sync to HubSpot, Mailchimp, Klaviyo or Google Sheets.
- 5
Add one follow up for the quiet ones
Most buyers save a listing and go quiet. A single follow up offering similar homes brings a lot of them back.
Which ReplyRep features matter most for agents?
- Comment to DM: the listing details go to everyone who comments the keyword, about three seconds later, while the reel is still on their screen.
- Story reply automation: "is this still available" replies to a just-listed story get the same answer as a comment would.
- DM flows: ask buying or selling, timeline and area before sending the booking link, so a 15-minute call starts with context.
- Ad comment automation: if you boost a listing, comments on the sponsored post get the same DM as organic ones.
- AI auto reply: for open questions no keyword predicts, answered from the facts you give it. Keep it to property facts and hand anything else to you.
What should agents watch for under fair housing rules?
Automated messages are still advertising, and in the US the Fair Housing Act prohibits housing ads that indicate a preference or limitation based on race, color, religion, sex, disability, familial status or national origin. Many states and cities protect more classes than that. This is general information, not legal advice; check with your broker.
- Describe the property, not the buyer. "Three bedrooms, fenced yard, 0.4 miles to the park" is fine. "Perfect for a young family" or "ideal for professionals" is the kind of phrasing to keep out of every DM.
- Do not let an AI reply answer "what's the neighborhood like" with opinions about who lives there. Point people to objective sources and offer a call.
- Many states require your brokerage name on advertising. Put it in the DM signature, not just your bio.
- Only market listings your brokerage and MLS rules let you advertise, and keep the price in the DM current when it changes.
Which ReplyRep plan fits a real estate agent?
| Your setup | Plan | Why |
|---|---|---|
| Testing on one listing | Free | 2,000 DMs a month on 1 account. Comment to DM works; email capture and follow ups do not. |
| Solo agent | Lite | 10,000 DMs a month on 1 account, with email capture, follow ups and public comment replies switched on. |
| Team with a team account plus agents | Boost | 3 accounts and 40,000 DMs, with no ReplyRep branding on messages. |
| Brokerage or several teams | MAX | 5 accounts, 400,000 DMs and 500 Global Triggers per account. |
Most solo agents land on Lite. A listing reel that does well locally might bring in a few hundred comments, nowhere near the monthly limit. Every plan limit is listed on the pricing page.
Put your next listing on autopilot
Add TOUR to your next walkthrough reel and watch the details land in the first commenter's DMs.
